Finding the right new construction Realtor® is just as important as finding the right home builder. Both will determine your outcome and overall satisfaction with your new home. Here are a few questions to ask a new construction Realtor®
- How many new construction transactions have you completed?
- Where were the majority of your new home transactions?
- Can you find me a good Houston area new home community?
- What home builders have you conducted business with?
- Which builders do you like / dislike and why?
- Do you have any new construction certifications?
- Do you work directly for a builder? (the answer should be no)
- Will you help oversee the construction process by visiting the construction site?
- We don't know anything about building a new home. Will you educate us on the process?
- Do we need inspections? How many and why?
- I need to sell my current home first, can you help with that ?

Inventory– Already built homes, ready to purchase, ready to move in. Builders drastically discount these homes. We will negotiate with the builder to get you the best deal...and make sure you are buying a well built home.
New Build– From the ground up. We will help oversee the entire construction process and coordinate the inspections. We frequently visit the home site and point out any problems.
Builder Reputation– Which builders are better than others? Our experience with builders.
Inspections– Yes, you do need third party inspections on new homes. There are at least three phases of the build that you will need your own inspector. Once these building phases have past, it is too late. We recommend and coordinate the inspections.
Coordinate– From contract to close. Negotiating the contract, choosing the lot, inspections, advising on upgrades (that’s where they will get you), problem resolutions, final walk through, and closing procedures. We are your buyers agent and represent your best interests.
Walk Away !- If we feel that the home is overpriced for the area, or is not built to the highest standards, we tell our client to walk away. We know there are other homes out there that are well built and priced to sell and we will advise our client to walk away. We are representing YOUR best interest, not the builder's.
